Photographed Contents Inventory

Every item is photographed, described, and assigned to a numbered carton or pad-wrapped lot before it leaves your property. You and your adjuster get a copy of the inventory the same day.

Professional Packing & Padding

Furniture is shrink-wrapped and pad-wrapped. Fragile items go in archival cartons with appropriate dunnage. Electronics, artwork, and instruments get isolated handling so contamination from wet or smoke-damaged items does not transfer.

Box-truck transport to a secured climate-controlled facility. Temperature and humidity are monitored to protect wood, leather, paper, and electronics from the secondary damage that uncontrolled storage causes.

When You Need a Pack-Out, And When You Don't

A pack-out is the right call any time the structural work cannot be performed safely or thoroughly with your contents in place. That includes any job that requires demolition, full structural drying across multiple rooms, mold containment, or smoke and soot remediation. We do partial pack-outs constantly when only one wing of a home is affected, and full pack-outs when the loss is large enough that nothing else makes sense.

  • Major water losses. Burst pipes, water heater failures, and supply-line floods that cross multiple rooms typically require contents removal so floors, baseboards, and lower drywall can be cut, dried, and rebuilt.
  • Fire and smoke damage. Soot is corrosive and embeds in soft goods within hours. Pack-out and parallel cleaning prevent permanent damage to belongings while structural restoration runs.
  • Mold remediation. IICRC S520 containment requires the affected zone to be sealed off. Contents in that zone are inventoried, removed, HEPA cleaned, and isolated until clearance.
  • Sewage and Cat 3 water. Contents in a Cat 3 zone are decontaminated or documented as non-salvageable per IICRC S500. Nothing is discarded without your written authorization.
  • Reconstruction. Drywall replacement, flooring installation, and trim work move faster, cleaner, and safer when contents are out of the work zone.
